There are about 5,000 residential units in the community including single family homes, condominiums and apartments. Detached homes range in size from just over 1,000 to over 3,000 square feet with the average home around 2,000 square feet. Detached home prices go from the low $300,000 to over $800,000 with the average around $500,000. Most homes Carmel Mountain Ranch home have Mello Roos however the fee is lower than in the new developments. I’m seeing Mello Roos fees ranging from about $600 to $1,100 per year. There are homeowners’ dues to the master association and if you live in a condominium there are also dues to the sub-association. A golf course runs through the neighborhood. The neighborhood is located in the highly acclaimed Poway School District. Shoal Creek and Highlands Ranch are the elementary schools for the neighborhood. You can use the Poway School District address look up to check which school you would go to. Shopping and restaurants are location adjacent to the residential section of neighborhood. For shopping you have Costco, Home Depot, Marshalls, Target, Ralphs and Albertsons. There is easy access to I-15 and 56. Carmel Mountain Ranch is a great place to live.
